Archipelago-categorized construction class identifying the primary construction system (including material type) used for vertical and lateral load bearing. 

Specific Construction Class 

More granular Archipelago-categorized construction class identifying the primary construction system and material type. 

Construction Description 

Detailed description of the construction materials and methods used to construct the property, typically input by Archipelago. 

Archipelago Construction Class ID 

Construction class ID developed by Archipelago, mapped to RMS, AIR, ATC, and ISO values. 

AIR Construction Class ID 

Construction class ID developed by Verisk, sourced from AIR (Verisk) Construction Class Codes and derived via the Archipelago Construction Class. 

ISO Construction Class ID 

Construction class ID developed by ISO, sourced from the Insurance Services Office (ISO) Construction Classification System. 

RMS Construction Class ID 

Construction class ID developed by Moody's, sourced from RMS Construction Class Codes and derived via the Archipelago Construction Class. 

ATC Construction Class ID 

Construction class ID developed by ATC, sourced from the Applied Technology Council (ATC) construction class codes. 

Structural System Upgrade 

The year implemented and the process of upgrading or retrofitting core load-bearing elements of a structure for improved performance. 

Structural Upgrade Type 

The type of upgrade to the building's structural system or critical building envelope components. 

Year of Structural Upgrade 

The year a building's structural system was upgraded or retrofitted. 

Description of Structural Upgrade 

A description of how and when a building's structural system was upgraded or retrofitted. 

Seismic Design Quality 

Categorizes the level of structural design with respect to seismic design requirements. 

Seismic Design R Value 

The response modification coefficient design factor, ranging from 1.5 to 8 for properly detailed braced frames and moment frames.
