This Attribute Glossary article provides definitions of attributes tied to a property's building envelope.

Attribute 

Definition 

Cladding / Wall System 

Refers to the building components that form a non-structural layer on the exterior, creating separation between the interior and exterior environments. 

Fire Rating for Wall Siding 

Provides the fire rating for the exterior wall materials. 

Door and Frame Type 

The door and frame type used in the exterior openings of the building, noted as the main entrance. 

Window & Frame Type 

Indicates the window type installed on the property (e.g., glazed or pressure-resistant). 

Window Glazing Protection 

Indicates if the building has wind and debris impact protection on its windows. 

Glass Percentage 

The percentage of glass covering exterior walls of the building. 

Glass Type 

Indicates the characteristics of the exterior glazing, manufactured to achieve higher strength or safety standards. 

Building Exterior Opening 

Describes the amount of open exterior wall (windows and doors) as more than 50% or less than 50%. 

Roofing Description 

An opportunity to provide a higher level of detail about a property's roofing system. 

Roof System Anchorage 

The method of attaching the roof system (structure) to the walls of the building. 

Roofing Material 

The outermost material used to cover the roof system. 

Roofing Material Anchorage 

The method of attaching the roofing material to the roof system. 

Roofing Material Installation Year 

The year of roof installation. 

Roofing Material Replacement Year 

The estimated date when the roofing material may need replacement, based on client documents or Archipelago industry standards. 

Fire Rating for Roof Covering 

Provides the fire rating for the roof covering. 

Roof Deck Material 

Indicates the material used as the deck component of the roof assembly, capable of safely supporting design loads. 

Roof Deck Anchorage 

The method of attaching the roof deck (structure) to the building. 

Roof Geometry 

Describes the shape of the roof. 

Roof Drainage System 

The system used to remove or assist in the removal of rainwater from roofs. 

Roof Coping and Flashing 

Roof coping is the protective cap placed on top of a parapet; roof flashing is the waterproof material installed at roof joints and intersections. 

Roof Overhang 

The section of the roof that extends outward beyond the exterior walls to provide shade, redirect water, and add architectural interest. 

Roof Vent 

An opening in the roof system designed to vent and circulate air through the roof cavity to regulate temperature and moisture. 

Roof Soffit 

The portion of the roof system sheathing the underside of the overhang between the exterior wall and the roof's edge. 

Roof Structures 

Indicates the presence of roof-attached structures such as a chimney, skylight, or dormers. 

Chimneys 

Indicates the presence and height of masonry or stone roof chimneys. 

Roof Chimneys Anchorage / Bracing 

Indicates the presence and suitability of anchorage/bracing for masonry or stone roof chimneys. 

Roof Equipment Anchorage / Bracing 

Indicates the presence and suitability of anchorage/bracing for any equipment mounted on the roof. 

Roof Tanks Anchorage / Bracing 

Indicates the presence and suitability of anchorage/bracing for water tanks on the roof. 

Roof Parapets Anchorage / Bracing 

Indicates if the building has parapets on the roof and what anchorage/bracing is used to attach them. 

Roof Screens / Signs Anchorage and Bracing 

Indicates the presence and suitability of anchoring/bracing for roof screens, signs, and enclosures protecting rooftop equipment. 

Roof Hail Mitigation 

Describes the materials and/or systems used to resist hail damage. 

Roof Solar Panel Coverage 

Indicates the percentage of the roof covered by solar panels. 

Roof Solar Panel Description 

Describes general details of the solar panels including ownership, size, percentage, and type. 

Roof Solar Panel Ownership 

Quantifies ownership of solar panels by specifying how much is owned by the client versus leased. 

Roof Solar Panels Anchorage / Bracing 

Indicates the presence and suitability of anchorage/bracing for solar panels on the roof. 

Solar Panel Power 

Details the power capacity of the solar array.
