This Attribute Glossary article provides definitions of attributes tied to a property's fire protection measures.
Attribute | Definition |
Building Sprinklered | A generalized indicator of what percentage of the building is sprinklered. A building 80% or more sprinklered is generally considered fully sprinklered. |
Percentage Sprinklered | A more precise indicator of the percentage of the building that is sprinklered. Buildings above 85% sprinklered are generally considered fully sprinklered. |
Building Sprinkler Type | The type of sprinkler used within the building. Common types include Wet Pipe, Wet ESFR, Dry, and Mixed. |
High Hazard Area Sprinkler Type | Defines the type of sprinklers available to protect high-hazard areas within the building. |
In-Rack Sprinkler Type(s) | Sprinklers that are part of the rack storage system, used to control fire spread throughout stored commodities. |
Sprinkler Head Size / K Factor | A sprinkler head's K-factor represents its discharge coefficient, determining the flow rate of water released at a given pressure. |
Sprinkler Head Temperature Rating | The specific temperature necessary to activate the sprinkler system. |
Sprinkler Piping Seismic / Sway Bracing | Indicates if seismic bracing is present on the sprinkler system to mitigate the risk of damage during earthquakes. |
Natural Gas Pipe Seismic / Sway Bracing | Indicates the presence of natural gas pipe seismic/sway bracing. |
Smoke Detectors | Indicates whether the property has operational smoke detector systems installed. |
Natural Gas Automatic Shut-off | Indicates the presence of a natural gas automatic shut-off valve. |
Storage Arrangement Description | A general description of the storage of combustibles within the structure, including arrangement of high rack and other storage systems. |
Commodity Hazard Class | A standardized system to categorize stored goods based on combustibility and potential fire intensity, used to design warehouse fire sprinkler systems. |
Back-up Generator | Indicates whether the building has a back-up generator, typically used for the fire pump, emergency lighting, or other critical building functions. |
Back-up Generator Location | Location of generators within or outside the building. |
Back-up Generator Diesel Storage Capacity | The fuel/diesel storage capacity (in gallons) of the site's generator, fire pump, and other sources of diesel storage. |
Interior Stairwells With Fire Rated Doors | Indicates the presence, absence, or characteristics of interior stairwells with fire-rated doors at the property. |
Fire Alarm | Indicates whether the property has fire alarm systems installed and operational. |
Fire Detection Systems | Details the presence of an operational system to detect fire, such as heat detectors, smoke detectors, etc. |
Fire Door Dampers | Indicates the presence, absence, or characteristics of fire door dampers at the property. |
Fire Protection Description | A tool for expanding the details of the property's fire protection system. |
Fire Protection Inspection Program | Indicates the frequency of the fire protection inspection program, typically performed in accordance with NFPA 25. |
Fire Pump Annual Flow Test Results | A once-a-year test to measure flow and pressure, and the duration of water supply available within the design parameters. |
Fire Pump Backup Period | The time required that a fire pump must be operational if primary power supply is lost. |
Fire Pump Churn Rate | The pressure at which the fire pump operates when no water is flowing. |
Fire Pump Excess Capacity | Details the additional pressure or flow when the pump is oversized. |
Fire Pump Flow Rate Design | The designed water flow rate of the fire pump. |
Fire Pump Power Supply | The primary power type supplied to the fire pump. |
Flammable / Combustible Liquid Description | Classification based on the flash point of the liquid. Flammable liquids have a flash point not exceeding 100°F (37.8°C); combustible liquids have a flash point of 100°F or higher. |
Flammable / Combustible Liquids On Site | Provides details on the type of flammable or combustible liquids present on site. |
Flammable Liquid Gas Line Management | Program to limit the accumulation of flammable liquids under combustible gas containers, such as propane. |
Flammable Liquid Capacity | The quantity of flammable liquids in the building. |
Flammable Liquid Storage Location | Defines where flammable and combustible liquids may be on the property, as typically governed by OSHA and building codes. |
Hydrant Flow Test Results – Residual | A measure of water pressure and flow rate during periods where water is flowing. |
Hydrant Flow Test Results – Static | A measure of water pressure and flow rate during periods where water is not flowing. |
Remote Monitoring of Sprinkler System | Indicates if the building has remote monitoring operational for the sprinkler system. |
Number of Egress per Floor | The total count or number of exits per floor, primarily dictated by the space's occupant load and local building codes such as the IBC. |
Number of Fire Hazard Areas | A fire hazard area is a zone within a building with distinct fire protection features or other fire-related factors. |
Sprinkler Leak Detection System | Indicates the presence of a leak detection system for the sprinkler system. |
Standpipes | Indicates the presence, absence, or characteristics of standpipes at the property. |
Suitability of Fire Protection Measures | Indicates whether the fire suppression systems for the building are determined to be adequate. |
Valve Inspection Program | Indicates the implementation of a valve inspection program to mitigate potential for compromised sprinkler systems. |
Water Supply Flow Rate | Defines the capacity of the water supply to supply the sprinkler system with water at a specific pressure throughout the duration of a fire event. |
Water Supply Time | The duration of the water supply available under the design parameters for the specified fire sprinkler system. |
